Supply and drain lines, water pressure, water heater, fixtures, visible leaks, shutoffs and the main line where accessible.
Furnace or heat pump, condenser, ductwork, filters, temperature split, flue and combustion air, plus age and expected remaining life.
Ceilings, walls, floors, stairs, windows, doors, garage and the firewall between garage and living space.
Built-in kitchen appliances, laundry connections, dryer venting, egress, handrails and trip hazards.

An inspection is a visual, non-invasive examination of the house on the day we see it. We do not open walls, move a seller's belongings, dig, dismantle equipment, or walk a roof that is unsafe to walk. We do not predict the future: a working furnace can fail the week after closing.
Anything we could not access is listed plainly in the report, along with what we would recommend doing about it. If a specialist is warranted (a structural engineer, a licensed electrician, a septic contractor), we say so and explain why.
