How long does an inspection take?
Two to three hours for a typical single family home, longer for larger houses, crawlspaces or homes with outbuildings. We do not rush the systems that matter.
Should I be there?
Yes, if you can. The report is thorough, but 30 minutes walking the house with the inspector teaches you more about your future home than any PDF.
When do I get the report?
Within 24 hours of the inspection, and often the same evening. It arrives as a linked PDF with photos, so you can forward the summary to your agent without sending 60 pages.
Do you fix what you find?
No, and that is deliberate. An inspector who also sells repairs has a reason to find expensive problems. We inspect, we explain, and we have no financial interest in the outcome.
What is not included?
We report on what is visible and accessible. We do not open walls, move stored belongings, walk unsafe roofs, or evaluate anything buried or under water. Anything we could not reach is stated plainly in the report.
Can you inspect a condo or townhouse?
Yes. We inspect the unit itself plus the systems serving it, and note common area items that could turn into a special assessment.
What if the report kills the deal?
Then it saved you a great deal of money. Our job is to tell you what the house is, not to help anyone close a sale.
Who actually does the inspection?
Gerald Wilson, personally, start to finish. He is InterNACHI and IAC2 certified: InterNACHI for the home inspection standards of practice and code of ethics, and IAC2 for radon and indoor air quality. You book with him and you meet him at the door.
Which areas do you cover?
The whole Twin Cities metro: Minneapolis, St. Paul, Bloomington, Edina, Richfield, Eagan, Burnsville, Apple Valley, Lakeville and the rest of the Twin Cities metro. If you are just outside it, call and ask. We travel for the right job.
Do you inspect in winter?
Yes, all year. Minnesota weather does limit a few things: we do not walk a roof under snow or ice, and an air conditioner cannot be safely run below about 60 degrees. Anything that could not be tested on the day is stated plainly in the report, with what we would recommend checking later.
